Policies
Reservations
Reservations are accepted up to one year in advance, and reservations must be paid in full at the time of booking.  As this represents a considerable investment and since the unexpected sometimes happens, you can choose to purchase travel insurance for your reservation to protect you and your vacation budget.

Your reservation dates will be confirmed and we will make every effort to honor rates and property assignments; however the potential for circumstances beyond our control makes the guarantee of rates and property assignments impossible, therefore, North Idaho Property Solutions reserves the right to change property assignments to another property of comparable quality if circumstances beyond our control make your reserved property unavailable. As our rentals are privately owned homes, we cannot guarantee exact substitution.

Security Deposit
We request and keep on file a credit card number (VISA, Discover or MasterCard) with signed authorization from you in lieu of a security deposit. The credit card will be charged for any excess cleaning, damages to the property or its contents, Home Owner Association/Marina membership fines based on infractions of Association Rules and Regulations during your stay, or other guest expenses incurred during your stay, and if there are any violations of the rental agreement.  If the rental property does not experience any of the above, NO charge will be made, for same, to your credit card.  Additionally, you can choose to purchase a “Non-refundable Damage Deposit Waiver” for $39, at the time you place your reservation, This option would relieve you of any cost for unintentional /incidental damage to the property for up to $1500. This does NOT cover intentional damage, excessive cleaning, or payment of fines. 
 
Cancellation Policy
If the reservation is cancelled 60 or more days prior to arrival, a cancellation fee of $50 will be charged and the remainder of your payment will be refunded. If the reservation is cancelled 30 to 59 days prior to arrival, you will forfeit 50% of your reservation payment. If the reservation is cancelled within 29 days prior to arrival, the full reservation payment and cancellation fee, will be forfeited unless the property is re-rented, at which point you will be refunded your deposit less the $50 cancellation fee.   To insure against losing your vacation budget with Guest Cancellation Insurance please check the appropriate box above.

Occupancy
When selecting your vacation home, please carefully observe the number of people the property sleeps. Each rental property has a maximum occupancy. You must register the number and names of guests occupying the property when completing the reservation paperwork. Children are counted in the total occupancy. Undisclosed guests and/or over-occupancy are considered serious violations of your lease and may result in a charge against your security deposit and/or the immediate termination of occupancy without refund.
 
Only responsible adults 21 years or older may contract for rental. We do not rent to fraternities, sororities, or other non-family or unrelated groups or persons. ABSOLUTELY NO HOUSE PARTIES ALLOWED. Guests disturbing the quiet of others or in violation of any of the aforementioned will be immediately evicted without refund.

Substitutions
North Idaho Property Solutions reserves the right to substitute comparable accommodations without notice or liability should the reserved property be "out of order" or no longer on our list of active rentals. When comparable accommodations are not available, the renter will have the option of selecting from available properties at the published rates or receiving a full refund.

Termination of Rental
North Idaho Property Solutions reserves the right to refund rents, refuse rental, or terminate occupancy if, in our sole discretion, the occupancy may be or is detrimental to the property. NO REFUND will be given if occupancy is terminated as a result of violation of our rental regulations or if the reservation was obtained under false pretenses.
 
Maintenance
North Idaho Property Solutions makes every effort to carefully maintain each vacation home and the equipment therein. Just like in your own home, however, unexpected and/or untimely failures of equipment and appliances may occur. If something is not working properly, please call our office and report the problem. We will attempt to correct the failure as quickly as is reasonably possible, and we ask for your patience and understanding in the interim. We cannot guarantee the condition of televisions, VCRs, stereos, appliances, vehicles, boats, golf carts, or other equipment, or the condition of pools and hot tubs/spas in condominium complexes. NO REFUND or RATE ADJUSTMENT will be made for mechanical failure of any kind.
Consideration of Neighbors
Many of our vacation homes are located next to or near the homes of full-time residents. Please be a good neighbor and remain aware of the noise level of your group. Outside, unenclosed areas (decks, patios, porches, yards, etc.) are mandated NO NOISE zones between 10:00 PM. and 8:00 AM. If you are renting a home in a condominium complex the hours for NO NOISE zones are 10:00 PM to 8:00 AM, as per the homeowners associations' regulations. Unruly or loud guest behavior may result in a fine charged against your security deposit and/or the immediate termination of occupancy without refund.
 
Pets
We do NOT allow pets. Pets can cause allergic reactions to subsequent guests in the property regardless of how well it is cleaned. Also, the homeowners we represent as well as the homeowners associations with whom we work do not allow rental guests to bring pets. Violation of this policy will result in a charge against your security deposit and/or the termination of occupancy without refund.
 
No Smoking
ALL of our homes are NON-SMOKING properties. If you are a smoker, we ask that you please restrict your smoking to areas away from the vacation property. Violation of this policy will result in a charge against your security deposit.
 
Enforcement of Policies
We have limited opportunity to sell last minute reservations. In the weeks prior to your arrival, we may have turned away other guests to guarantee your reservation. Because we have a limited ability to resell accommodations on a short-term basis, late arrivals and early departures will not result in a refund. All deposit policies are strictly enforced.   Management will not be responsible for accidents, injuries and loss of money, jewelry, or valuables of any kind.
 
Hours of Operation
We are available by phone at 877 223 0345 24 hours a day, seven days a week.
  
Check-In / Checkout
To Check-in on the day of your arrival you will need to contact our office between 3pm to 5pm for directions and the access code for your reserved home.  Check-in is anytime after 3:00PM on the day of your arrival, provided the prior occupants left on time and all the necessary cleaning and repairs have been completed. Please do not ask to check in early during the busy summer months, as our housekeepers are busily trying to clean and prepare the vacation home for you.  At other times of year, you are welcome to ask about early check-in. If the property is ready, we'll gladly let you check in; if the property is not clean, please understand that we cannot give you early check-in.
To Check-out you will need to contact our office no later than 10:00AM on your day of departure to let us know you have vacated the home.  Please do not ask for a late checkout, as our housekeepers need to get into the vacation home to clean and prepare it for the next guest.
 
Accommodations
North Idaho Property Solutions vacation homes that are privately owned, therefore, décor, style, color schemes, and inventories will vary, reflecting the individual tastes of their owners. Every effort is made to ensure that our description of each property is accurate, however, we cannot be held responsible for possible errors in printing, changes made by owners in furnishings or equipment, or matters that are beyond our control. Since these are privately owned homes, please do not move any furnishings or kitchen items.
Every vacation home is inspected before guest arrival. If we have overlooked anything, or if you discover any problems or damage upon arrival to the property, please notify our office immediately so that we can try to rectify the problem. If we do not hear from you and subsequently discover the damage upon your departure, you will be held responsible for said damage.

If any damage occurs during your stay, again, please call us and help us work with you in settling the matter before your departure. Since every property is also carefully inspected post-occupancy, you will be held responsible for any damage observed beyond normal wear and tear.  Please ask if you want to learn more about purchasing a Damage Deposit Waiver Insurance for $39.

Housekeeping
Your reserved property will be cleaned and supplied with bed and bath linens prior to your arrival. Beach/pool towels are NOT provided, so please bring those with you. If you would like additional housekeeping service during your stay, arrangements can be made through our office for an additional fee.
 
Each vacation home has a "start-up" supply of products such as toilet paper, paper towels, dishwasher detergent, and dish detergent, however you may need to purchase additional amounts during longer stays. Each bathroom is supplied with soap and shampoo.
 
A mandatory post-occupancy cleaning fee is included in your reservation costs. You are expected to leave the home "broom clean," which means bagging the trash and placing it in the outside receptacle, cleaning and putting away the dishes, cleaning the barbecue, and generally tidying up (leaving no major messes for the housekeepers to clean up). The cost for any damaged or missing linens and towels will be charged against your security deposit.
 
Telephones
Telephones are provided in some vacation homes, and local calls are free. You will need a calling card, a phone card, or a credit card to make long-distance calls. (Please note: call rates charged to a credit card may be unusually high.)
